The purchase process in Switzerland is not overly complicated or overly exspensive. It is very safe and is controlled by a Notaire who acts on behalf of the state and not the vendor or the purchaser.

The purchase procedure is as follows.
- You must complete a personal status questionnaire to confirm your identity, this is given by the agent or Notaire.
- You release the power of attorney to act on your behalf, and sign a sale agreement including details of:
- your personal details,passport copy
- details of the vendor
- details of the property and other objects related to the sale, eg.parking.
- the sale price
- conditions of sale payment
- When the Notaire has received all the documents he needs, and the deposit he will then
- sign an agreement to buy and sell,'Promesse de vente et d'achet'
- negotiate the mortgage if required
- start to notify the authorities and obtain the authority to purchase the property on your behalf
This complete administration may require 2-4 months.
The conditions of payment are often as listed below, but may change slightly.
- New property
- 15% on reservation and 15% on laying the foundations or 30% on signature of the contract at the Notary
- 30% on completion of the roof.
- 30% on completion of the plasterwork.
10% within 10 days prior to final completion or on collection of the keys.
Re-sale property
15% on reservation
85% on signing of the final deed
If you are using a mortgage it is best to have an approval before going into negotiations. We
work with Swiss banks that can offer up to 80% loans. Bank loans will only be granted for
property in Switzerland.
